LOCATION
The village of Oreshak is situated 8 kms away from the town of Troyan, in one of the most beautiful parts of the Balkan Range, with population of 3000 people. Its altitude is 473 m. One of the most famous monasteries in Bulgaria – Troyan Monastery is located here. The National Exhibition Hall of Folk and Art Crafts is in its immediate vicinity. Oreshak is a village with well-developed cultural tourism, hotels and restaurants base. The traditions in crafts in the village date back to the mid XVIII century. The main crafts developed here are pottery, weaving and wood-carving.

CLIMATE
The climate in the region is transitional from temperate and continental to mountainous, and combines rainy springs, warm summers, and sunny autumns with mild snowy winters. The favourable climate combined with the natural beauty make the Troyan region an attractive place for tourism and recreation. The sunny days throughout the year are more than 270. The land of the municipality encompasses an amazing combination of spectacular mountains, rivers and mineral springs.

NATURE, HISTORY, CULTURE
The Troyan part of the Balkan is a part of the Central Balkan National Park. It is exceptionally picturesque, a combination of wonderful highlands nature, fresh air, abundance of healing mineral springs and preserved traditions and customs. The special features of the region provide opportunities for mountain, ecologic and spa tourism. Troyan Monastery is the most significant historical and cultural sight of the village of Oreshak. Built on the bank of the Cherni Osam River it is one of the largest Bulgarian monasteries. Founded in XVI c. it is remarkable for its architecture, fretworks and extraordinary wallpaintings in the Monastery Church – works of Zahari Zograf – one of the greatest artists from the period of the National revival. The Monastery was a notable enlightenment center and revolutionary gathering place in the middle of XIX c. In the revolutionary committee set up here by Levski all monks participated in it. The notorious miraculous icon of Three-handed Holy Virgin could be seen here, too.

THE HOLIDAY VILLAGE
The Holiday Village is located in the immediate vicinity of the Troyan Monastery. The outlook to the Balkan Mountains is gorgeous. The village is situated into 10 groups double 2-storey houses with garages and parking places. Each group is divided into two mirror-like detached houses (total 20 individual houses) and depending on the floorage and the number of the bedrooms they are classified into 2 types:

Each individual house has on the first level a verandah, a sitting-room, a dining-room, a kitchenette and a sanitary premise, on the second level – 3 bedrooms and 2 bathrooms with toilet. In each house there is a mantelpiece inside it and a fireplace-barbeque on the terrace, that create a peculiar coziness and warmth. Each house has a garage, too.

BUILDING AND TECHNOLOGY
• The Holiday Village is erected on a parcel with area of 12 000 m2 and it consists of 10 double houses (20 individual houses) in traditional Bulgarian style with well formed surroundings – skillfully combined with the characteristic for the region nature and relief.
• A complex with rich infrastructure will be erected in the Holiday Settlement - sport facilities, a swimmingpool, SPA center, catering establishments, shops that will be at the disposal of the owners of the real estates. The designing work is just to be finished.
• Garages in the terrains have been provided as well as parking places for the guests.
• The access to the complex is restricted and controlled.
• The investor offers management, keeping and protection of the real estates to the future owners.
• At the evaluation of the investor and in case of agreement for management of the real estate during the time not occupied by the owners, the investment for purchasing the real estate will be returned for the term of 13 to 15 years.

MATERIALS AND DEGREE OF COMPLETENESS
• The outside walls are made from ceramic hollow bricks with thickness 25 cm and are heat-insulated.
• The inside partition walls are made from the same bricks with thickness 12 and 25 cm.
• The inside surface of the walls and the ceilings is treated with gypsum machine plastering KNAUF.
• The floors are covered with ceramic or wooden flooring by the choice of the client; the terraces are with stone covering.
• The doors and windows are wooden with double glass-packet.
• Doors: - inside – luxurious veneer; - entrance door – with special locking.
• Installations:
» Heating – for all parts the heating is from individual gas (GPL) boilers with individual regulation and reading of the consumption.
» Water-supply – with polypropylene and polyethylene pipes. The hot water is supplied all the year
round from individual combined (gas and electrical) boilers.
