How to Buy Property
ALL FOREIGNERS WHO WISH TO PURCHASE LAND OR HOUSE WITH LAND IN BULGARIA ARE REQUIRED TO SET UP A LIMITED COMPANY (LTD) IN BULGARIA! FROM NON EU COUNTRIES. 
Requirement for Non EU Foreigners

The process of buying a property in Bulgaria goes through 2 simple steps:
Step 1. Your company set up.
Step 2. Purchase of the property.
Step 1: You can easily open a Bulgarian company, which is not obliged to have any activity, and the yearly taxes for maintenance are minimal. We will assist you with a professional accountant after the sale, who will take care of your yearly company taxes reports.

If you dont have a Bulgarian company we can provide you with a package, which includes: Company formation, lawyer and government fees and opening a bank account. The package costs 350GBP.

Step 2: This will take 1-2 days and you will have to come personally to Bulgaria (it’s the same all over the world) to sign the papers for your new LTD and property. Note that most sellers require from you to come personally to Bulgaria twice - first for setting up the company and second to purchase the property. We save your time and money and you have to come only once - to buy your new property!

There is a one-time notary fee of 500 euros and government fees for the process of property purchase and legal transferring. All paper work can be presented in English so you can understand everything. We will be next to you to help you in case you need it. EU Citizens do not require a Ltd company.


Agricultural Land 

In Bulgaria from April 2014 The law has changed for people outside Bulgaria including EU citizens to buy Agricultural land.

The requirement is that you need to be living in Bulgaria for 5 years before you can buy Agricultural land.
